Role Purpose

The Engineering & Maintenance Manager is responsible for the efficient, reliable, and safe operation of all building and critical infrastructure systems supporting the Company’s data centre facilities. This includes electrical, mechanical, cooling, fire protection, security, and building systems that ensure continuous 24/7 mission-critical operations.

The role is accountable for maintaining high levels of uptime, operational excellence, regulatory compliance, and infrastructure readiness to support current and future capacity growth. The incumbent will oversee facilities operations across Malaysia, including RCJM1, RCJM2A/B, RCJM3, and future AI Data Centre (AIDC) expansions.

The Building & Facilities Manager leads a team of technicians and manages vendors to ensure best-in-class facility performance, safety standards, and customer satisfaction.

Key Responsibilities

Facilities Operations & Critical Infrastructure

·       Oversee daily operations and maintenance of all building and MEP systems, including:

o   UPS systems and backup power

o   Diesel generators

o   Chillers and cooling systems (CRAC/CRAH)

o   Switchgear and power distribution systems

o   Fire detection and suppression systems

o   Building Management System (BMS) and Electrical Power Monitoring System (EPMS)

o   Security and access control systems

·       Ensure continuous uptime and optimal performance of all critical infrastructure.

·       Monitor facility health, capacity, and performance metrics (power, cooling, and space utilisation).

·       Drive operational efficiency and implement continuous improvement initiatives.

Maintenance & Asset Management

·       Plan, execute, and oversee preventive, predictive, and corrective maintenance programmes in line with OEM requirements and industry best practices.

·       Ensure maintenance activities are properly scheduled, documented, and executed with minimal operational impact.

·       Maintain accurate asset registers, maintenance records, and operational documentation.

·       Manage procurement of spare parts, consumables, tools, and maintenance-related equipment.

Incident Management & Risk Control

·       Lead response to facility incidents, troubleshooting issues and coordinating resolution activities.

·       Perform root cause analysis (RCA) and implement corrective and preventive actions.

·       Ensure timely escalation and communication of operational incidents in accordance with procedures.

·       Conduct regular risk assessments and implement mitigation strategies to reduce operational risks.

Compliance, Safety & Standards

·       Ensure compliance with company policies, local regulations, and industry standards for critical infrastructure operations.

·       Develop, maintain, and enforce Standard Operating Procedures (SOPs), Method of Procedures (MOPs), and Emergency Operating Procedures (EOPs).

·       Promote a strong safety culture and ensure adherence to safe work practices, permit-to-work systems, and risk assessments.

·       Support internal, customer, and regulatory audits to ensure operational readiness.

Vendor & Contractor Management

·       Manage third-party vendors, maintenance contractors, and service providers.

·       Monitor vendor performance against SLAs, KPIs, and contractual obligations.

·       Ensure all outsourced maintenance activities meet quality, safety, and operational standards.

·       Review service reports and ensure timely completion of works.

Projects & Engineering Support

·       Work closely with engineering, design, and construction teams on new builds, upgrades, retrofits, and expansion projects.

·       Support commissioning, testing, and operational readiness activities for new facilities.

·       Provide operational input during design and project execution phases.

·       Contribute to capacity planning and infrastructure lifecycle management.

Leadership & Team Management

·       Lead, mentor, and develop a team of facilities technicians and operational staff.

·       Foster a culture of accountability, safety, and continuous improvement.

·       Ensure adequate staffing levels, training, and succession planning.

·       Conduct performance reviews and support employee development initiatives.

Qualifications & Experience

·       Bachelor’s Degree in Electrical Engineering, Mechanical Engineering, Facilities Management, Building Services Engineering, or equivalent.

·       Minimum 10 years of experience in facilities management, critical infrastructure, or mission-critical environments (data centres, telecommunications, utilities, or industrial facilities).

·       Strong technical knowledge of electrical, mechanical, cooling, and building systems.

·       Proven experience managing 24/7 operations in a high-availability environment.

·       Experience with BMS, EPMS, and reading technical drawings/schematics.

·       Demonstrated experience leading technical teams and managing vendors/service providers.

·       Experience in data centre commissioning, expansion projects, or facility upgrades is highly desirable.

·       Ability to perform under pressure and manage critical incidents effectively.

·       Strong planning, coordination, and organisational skills.
